An initial 3 monthly inspection is carried out for new tenants followed by 6 monthly inspections. All inspection reports are sent to you for your information.
During the course of the tenancy, there will be maintenance requests to be attended to. When maintenance is reported to our office we can arrange your preferred repairer and pay the account out of rental payments when the job is completed. We will always attempt to make contact with you for inspections before any repairs are carried out.
Spare keys are held at our office for easy access for:
- When the tenant locks themselves out
It is recommended by the REIQ that you arrange for the following:
- Installation of hard-wire smoke detectors
- Annual timber pest inspection
- Annual building inspection
Final inspections are carried once the keys are returned to our office. All matters that require attention are dealt with by liaising with the tenant in a professional manner. The refund of rental bond is not disbursed until the property is left in the same condition as when the tenancy commenced. Fair wear and tear is expected. Our aim is to have the property ready to re-rent as quickly as possible, to enable you to receive the highest net return on your investment property.
